FY26: A Year in Review

A year of discipline, selectivity and steady growth.
FY26 was a year defined by discipline and selectivity. The market remained challenging, particularly across development finance and higher-leverage transactions, and we made a deliberate choice to hold our standards rather than chase volume. That decision shaped everything that followed. We closed the year with 7% loan book growth and 57 transactions settled across both Jadig Finance and Simple Property Loans.
Protecting portfolio quality
We work alongside experienced borrowers, brokers and referrers who value a lender that knows their market and structures deals accordingly. That relationship-led approach is what drives our credit discipline.
Our credit approach remained consistent throughout FY26. We assessed each opportunity on its merits and avoided pursuing volume at the expense of deal quality.
That meant being selective, particularly on more complex transactions. While it limited activity in some areas, it preserved the strength of the portfolio and ensured that new lending remained aligned with Jadig’s standards.
Our loan book
Jadig Finance continued growth driven largely by repeat borrowers across a range of residential and commercial property transactions. Across the construction book, nine projects were active on 30 June. Three commencements and 73 drawdowns across the year.
A particular highlight was working with M3 Group across four residential development transactions in Reservoir, Preston and Thornbury, projects that called for close involvement, careful structuring and a genuine understanding of each site.
Simple Property Loans continued to build momentum during the financial year, with an average loan size of $900K, complementing our core lending book with fast, straightforward solutions for simpler transactions.
Growing our broker network
FY26 also saw us settle 21 transactions with new brokers to the business. Each has gone on to deliver high-quality work, which is exactly what we were looking for in new relationships. These connections lay a solid foundation for referral growth in the years ahead and we look forward to continuing the working relationship under this organic growth.
Expanding into New South Wales and Queensland
Settling 22 transactions in New South Wales and Queensland was a meaningful step forward for both brands. We built new relationships, supported opportunities in growing markets and extended our lending capabilities beyond Victoria.
We care
In May, the Jadig team entered as the Jadig Joggers in the Very Special Kids 24-Hour Treadmill Challenge, raising funds for Victoria’s only children’s hospice. The team set a goal of $24,000 and raised $37,883, exceeding their target by more than $13,000. Very Special Kids provides holistic palliative care and family support for children and young people with life-limiting conditions.
Jadig also sponsored a hole at the 2026 CVS Lane Bialik Golf Day, supporting student wellbeing programs and campus improvements at Bialik College.
Looking ahead to FY27
We enter FY27 with a growing team. Three new employees joined during the year, including an investment analyst, a business development associate and an operations officer. The appointment of a dedicated business development associate in particular will allow the lending team to stay focused on assessing, structuring and managing transactions, while we build reach across new broker and referrer relationships.
Our objective is not simply to generate more enquiries, but to generate the right enquiries. Elevated interest rates, persistent inflation and recent budget announcements continue to create headwinds across the property market. That reinforces the importance of the disciplined approach that has shaped Jadig since inception: conservative structuring, careful underwriting and active portfolio management.
We will continue to focus on opportunities that align with our lending capabilities, credit appetite and ability to deliver value, building a stronger and more predictable pipeline across both brands.
