That’s how we came to back a striking new project in Malvern East: Taylor (Malvern East), 16 boutique apartments over a basement car park, in one of Melbourne’s most desirable postcodes.

While not a name brand, the developer presented as credible and capable of executing their vision.
The referrer had introduced us to successful transactions over the years and when they picked up the phone about this opportunity, we listened.
Beyond that, the project team included a respected builder (D5 Build), architect (Rothelowman) and a project manager (Hub Property) we knew and trusted – people with proven track records for delivering quality. That combination gave us real confidence that the vision for Malvern East wasn’t just ambitious, but achievable.
Pragmatic solutions
At a time when many funders were stepping back from stretched leverage construction projects, we stepped forward. We structured a 70% LVR facility on a no-presale basis, supporting the developer’s ability to focus on delivering the best result without the pressure of rushing pre-sales in a soft market.
Our approach, as always, was grounded in pragmatism, open dialogue, and solutions-first thinking. We worked hand-in-hand with the project team, true to our values that put the people we work with first, showing that we care about doing the right thing and backing the right groups.

Today, the project is finished, completed on time and on-budget. We have since been refinanced to a competitive residual stock facility, allowing the apartments to sell down in an orderly fashion. Today, the building stands as a proud addition to Malvern East’s streetscape, a win for the developer, the buyers, and everyone involved.
